Porto Cima Streetlights

During the developmental phase of the Porto Cima area of the Association, the Developer installed streetlights at most of the intersections along the roadways. These streetlights now belong to the POA and are its responsibility to maintain. A few years ago, the operating components of the streetlights were updated to improve efficiency and reduce costs. However, these streetlights are now well over twenty years old and are beginning to deteriorate to a point where the Board of Directors has given favorable consideration to a phased-in replacement plan of the fixtures. Residents in the Porto Cima area may have noticed a new streetlight at the intersection of Grand Point Blvd. and Grandview Drive. This new LED streetlight is very energy-efficient, stronger and provides more light than the old fixtures. With 64 streetlights to be replaced, it is the Board’s plan to replace these fixtures over a period of several years, in order to control expenditures. Management will develop a plan for this project, identifying priority locations for approximately ten fixtures to be replaced in the next year and continuing thereafter. Since these streetlights fundamentally benefit property owners in the Porto Cima area, the replacement costs will be a specific assessment to those property owners only, either through the designated reserves for Porto Cima or specific assessments for those neighborhoods.
